What Is This Initiative About?

La Puente Mixed Use Places Project aims to support the revitalization of underutilized commercial zoned parcels into vibrant, active, and walkable areas with community spaces. This effort includes updates to the City’s General Plan and Zoning Code to allow a mix of residential, commercial, and community uses within the same site. By promoting new mixed-use development in already developed areas near public transit, this initiative offers numerous benefits to the community, the environment, and the local economy.

What Will This Project Seek to Do?

  • Establish mixed-use zoning regulations to enable residential, commercial, and community spaces within the same site along designated corridors in the City of La Puente.
  • Establish design requirements for new developments that promote safe, comfortable, and attractive environments for walking, dining, shopping, and other street activities.
  • Establish inclusionary housing requirements to ensure that a portion of new housing development is affordable for low- and/or moderate-income households.
  • Prioritize new mixed-use development near public transit routes to encourage transit use, walking, and biking.

Inside a Mixed-Use Neighborhood

Mixed-use development combines different types of land uses within a single site, including residential, commercial (such as retail stores, restaurants, and neighborhood services), and community spaces. These developments may take the form of a single building with ground floor shops and housing above, or consist of separate buildings positioned next to each other on the same property.

How Will the Community Benefit?

  • Vibrant, active, and walkable areas where people can live, work, shop, and socialize with convenient access to new services and amenities.
  • A variety of new housing options at different price points, including affordable housing, to ensure all community members have access to suitable and inclusive living choices.
  • A collaborative and inclusive planning process that engages the City of La Puente community and ensures diverse voices and local priorities are reflected throughout the initiative.

How Is This Initiative Funded and When Will It Be Completed?

This initiative is funded through the Southern California Association of Governments (SCAG) Regional Early Action Planning Grants (REAP) 2.0 Program, with support from a grant by the State of California – Department of Housing and Community Development. Public Review Draft Plan

The Public Review Draft of the Mixed-Use Zoning Ordinance and General Plan Amendment is available for public review through March 22. Please submit comments mixeduseplaces@lapuente.org by March 22.
