I. Information:
When are building permits required?
The following types of projects require permits including, but not limited to:

Building Permits

Re-roofing of dwellings, garages and patio covers

Patios and porches - Open and enclosed

Room additions and garages/carports
-
Storage sheds or playhouses exceeding 120 square feet
-
Garage Conversions
-
Demolition of un-permitted structures/additions
-
Swimming pools in excess of 5,000 gallons above or below ground
-
Retaining walls over 3 feet in height and holding a surcharge of soil
-
Window replacements
-
Remodeling and/or changing the existing dwelling floor plan or changing any roof design
-
New exterior and/or interior wall/ceiling coverings such as stucco, siding or drywall
-
New fireplaces and/or wood stoves
-
Commercial/Industrial tenant improvements

Fire suppression systems
-
Electrical Permits
-
Upgrading/changing or adding any electric service panel board
-
Replacing or adding branch circuits from any main or sub panel board
-
Adding any new wiring to existing branch circuits
-
Replacing or installing new any electrical equipment such as motors, signs, neon tubing, air conditioners, etc.

New wiring for room additions, garages, carports, sheds and patios

Low voltage (24V) or greater security alarm/monitoring systems

Pluming/Sewer Permits

Replacing water heaters/boilers
-
Lawn sprinklers/irrigation systems

Replacing water distribution piping such as copper, etc.

Replacing house waste/venting systems

Replacing or adding new dishwashers

Replacing or adding new fixtures such as sinks, toilets, bathtubs, showers, etc.

Adding new laundry utility hookups for washers and dryers
-
Replacing water main supply lines from the meter to the entry of the dwelling or structure

Replacing or adding new gas lines

Replacing or adding new sewer lines and or backfilling/abandoning septic tanks or cesspools

Mechanical Permits

Replacing or adding new wall furnaces, forced air units, air conditioners

Replacing or adding new air conditioners and/or condensing compressor units for cooling air and evaporative coolers (swamp Coolers)

Replacing or adding new supply/ return ducts and air outlets/inlets
-
Replacing or adding new absorption units such as walk-in coolers/refrigeration units
-
Replacing or adding new exhaust systems such as rangehood assemblies and clothes dryers for gas fired appliances

Dust product conveying systems in industrial uses

Replacing or adding new ventilation equipment for fresh air systems
